Methodology

How we calculate this.

Transparency first: every figure on this page is attributed, and the worst case is an authoritative government number — never a placeholder.

  • What number do you show?

    The median (middle) asking rent for the selected city and bedroom count — median, not average, so one luxury or one cheap unit doesn't distort it. Average is shown as a secondary figure.

  • Where does the data come from?

    Three layers. Where Rentdigi has at least 5 recent active listings for a city and bedroom type, the figure is computed live from those listings (we trim extreme outliers and ignore anything not updated in the last 180 days). Where we don't yet have enough, we fall back to authoritative reference data — CMHC's 2024 Rental Market Report for Canadian cities, and HUD Fair Market Rents (FY2024) / US Census ACS for US cities — clearly labelled on every figure.

  • Asking rent vs. signed rent

    Rentdigi figures are advertised asking rents, which typically run above signed-lease rents. CMHC and Census figures measure occupied-stock or gross rents and usually read lower than current listings. We label which basis each number uses and never silently blend the two without disclosing it.

  • Currency

    Canadian cities are shown in CAD, US cities in USD. We never convert between them or rank across currencies.

  • Freshness & version

    Live cells show how many Rentdigi listings they're based on and when they were updated. Reference cells are labelled with their source year. Methodology v1 (2026) — if we change how figures are computed, we'll version it so historical numbers stay comparable. When a US Census key is configured, US figures auto-upgrade from HUD FMR to live Census ACS by-bedroom medians.
